We value collaboration with you to ensure each space is portrayed correctly. Timing is important, and we aim to use natural light whenever possible, considering the sun's position in key rooms. Factors like weather, season, and your home's orientation may also play a role, and we're here to offer suggestions on making a positive impact. Our flexible approach often results in superior photos and heightened interest in your listing.

We strongly advise organising a spring clean for your home prior to the valuation. Additionally, it's a good idea to relocate any bulky items to create a more spacious and inviting atmosphere. Take a moment to think about any personal items, like photographs, that you may prefer not to have featured in the listing. This thoughtful preparation can greatly enhance the overall presentation of your property.

Paying attention to these details can transform a good photoshoot into an outstanding one. Make sure all windows and reflective surfaces are free of smudges, declutter by tidying away wires and items like children's toys, and move cars and bins away from the property, as well as ensure that outdoor areas are well-maintained. 

Styling soft furnishings, including curtains, can elevate the overall look, and for that extra touch, you may also want to consider investing in new bedding to ensure your duvets appear crisp and ready for the camera. These small adjustments can truly make a difference in the quality of the photos.

EPC & Floor-plan

Before your property can be listed, it's the law to obtain an Energy Performance Certificate (EPC). If your property was constructed within the last decade, it should already have an EPC, but if not, our team will be happy to assist in arranging one on your behalf. If your home has undergone significant changes affecting the property's energy efficiency, this will necessitate a new EPC.

Floor-plans, equally important as photography, provide a visual overview of your property. We manage this process and include indicative furniture placements as a standard feature.

Listing Particulars

Lastly, please provide us with as much information regarding your home's specifications as possible. Details such as the material used for the kitchen worktop are important to us, so please feel free to share. Any information about living in the area and your favourite spots to visit are also welcomed - we wish to present your home in the best possible way.

Preparing for Viewings

Welcoming potential buyers into your home is an exciting step. During this stage, you'll connect with one of our experienced advisors who will guide you through the process. Feel free to communicate your preferences openly; do you prefer scheduling viewings via WhatsApp? Should guests remove their shoes at the front door? Just let us know.

The significance of a physical viewing should not be underestimated, the same principles from the photoshoot apply here. The way you currently inhabit the space and the thoughtful arrangement of furniture and design often inspire others to want to live there too. Empty, unfurnished spaces can often be more challenging to sell. 

It is also important to consider the comfort of the potential buyer; most people prefer the homeowner not to be present at the initial viewing, as it allows them to explore and envision themselves in the space without feeling like intruders. 

In the case of selling your home, being present at a second viewing—depending on the buyer's preference—can be crucial for finalising details before an offer is made. Your personal connection with the buyer is valuable. You're best suited to answer practical questions about living in your home, while our expertise adds another layer of value to the process.

Essential Paperwork

It's advisable to engage with your solicitor early on to address the legal aspects and necessary documentation when selling your home. We can recommend reliable solicitors from our trusted network. Completing the Property Information Form (TA6), Fittings and Fixtures Form (TA10), and, if applicable, the Leasehold Information Form (TA7) in advance can rapidly increase the exchange process.

The paperwork required for selling your home typically includes:

  • Your identification (ID)
  • Energy Performance Certificate (EPC)
  • Proof of your address
  • Proof of ownership

If applicable, you may also need to provide the following documents:

  • Mortgage and secured loan details
  • Building regulations or planning consent documents
  • Guarantees, such as for damp proofing
  • Third-party notices or covenant consent
  • Specific details related to the company or trust (if applicable)
  • Part P Building Regulation Certificate (if electrical wiring has been altered or extended since January 2005)

In the case of a leasehold property, additional documentation is necessary:

  • The Leasehold Property Information Form
  • Up-to-date buildings insurance
  • The most recent service charge and ground rent statements
  • Contact details for the freeholder, landlord, or management company
  • The share certificate, if applicable
